You don’t want to buy “a pig in a poke”, that house that needs one repair after another.
In North Carolina, home inspectors are required to follow the “Standards of Practice” developed by the North Carolina Home Inspectors Licensing Board. I follow the “Standards of Practice” to the letter, systematically going through the checklist and reporting the condition of each item, but I try to distinguish the small or insignificant concerns from those that need to be addressed immediately. The client should be able to use the home inspection report to decide which items need to be repaired or replaced, and which to live with.
Most of us live in houses that are less than perfect, and we let the little things go. But before you buy a house, you need to have a good understanding of what’s wrong so that you know what you are getting into.
