I like to get to the point right away. The home inspection is for you the buyer and it is you I care about most. As we all know buying a home for most people can be a daunting task and can raise anxiety levels for obvious reasons. My task is to give the buyer a snapshot of the condition of the home they are interested in whether to reside or as an investment. When I say a snapshot it goes further than that of course but understand that a home inspection has it's limitations. I use Homegauge software for my reports because they give the reader both photos and descriptions that try not to be too technical. Also I am always available to discuss any questions you may have.
No home is perfect but at a glance some may appear to be. On the other hand some homes visually look like disasters and may or may not be. It is my job to systematically check the home one system at a time and determine if there are major defects. As a former tradesman and superintendant I have an eye for cosmetics which although I may see, I usually don't mention them unless I feel it is the result of something deeper.
As a state certified inspector I am governed by a code of ethics and rules that determine certain limitations and restrictions. For instance I can never tell you the client I recommend you buy or don't buy this property. What I can do is present you with some facts that with further consultation if needed can help you either negotiate a better deal or outright help you make a decision.
