You should be looking for a home inspector with a lot of knowledge and ability to communicate it. Generally more experience equates to more knowledge. I’ve inspected over 2500 homes since 1997 and have over 30 years experience in construction. I also have a keen eye for important details, communicate well, write excellent reports, will take time to explain any defects and to answer all questions to your satisfaction.
Second in importance, only to a home inspector’s knowledge and experience, is the quality of the written home inspection report. A high-quality, professional report should be well written, comprehensive and include color photographs of defects that were found. It must communicate clearly leaving no doubt as to condition of the home systems and components. In a lot of ways the quality of the home inspection report is more important than the home inspection itself, especially if you’re not present during the inspection.
You will be hard pressed to find a better quality inspection or report. Good inspection work takes time, a quality home “inspection” takes 2 to 3 hours of actual inspecting. Add to that time another 30 to 90 minutes for answering questions and explaining things to clients depending on extent and complexity of concerns. That’s an average of 2.5 to 4.5 hours for the inspection and does not include report writing. Quality home inspection reports are written back at the office which take an additional 2 to 4 hours.
